Located in Riyadh, Saudi Arabia, this 25,000 sqm purpose-built health, fitness, and spa destination was commissioned by developer Olayan Group, bringing together elite sports facilities and restorative wellness spaces as part of the wider Al Bustan Village masterplan.
The building is organised around generous, interconnected volumes where activities are open and visible. Fitness, wellness and drinks venues are positioned around an open, cavernous central axis, establishing clear space that is easy to understand and navigate. A 200-metre running track encircles the interior at an elevated level, functioning simultaneously as infrastructure and architectural promenade — runners move through shifting perspectives, outward views to the landscape, downward glimpses into the sports halls below.
High-performance facilities are treated with deliberate robustness: a football pitch flanked by tiered seating anchors the plan, with courts, climbing walls, pools, and a fully equipped gym occupying volumes scaled for intensity and hard use. By contrast, the spa and treatment suites occupy a distinct realm — enclosed, quiet, and deliberately removed from the building’s athletic core, with lower ceilings, diffused light, and tactile surfaces creating an atmosphere oriented entirely toward rest and recovery. A modernist sensibility underpins the building throughout: structural clarity, controlled natural light, and a seamless relationship between interior and landscape.
